You can’t afford bid day surprises

10 %
Over Expected Cost

Over a six-month period, 67% of the projects let by Washington State DOT had a bid price that was above the Owners estimated project cost. Of those projects, the average bid opening price was 18% higher than the engineers estimates.

The design-bid-build approach is a linear process.

  • It begins with the design phase, when the project Owner hires architects and engineers to create detailed plans and specs for the project.
  • Next, contractors bid on the project based on the Owner’s provided documents.
  • Finally, the lowest bidder builds the project to the minimum standards defined in the initial plans and specs.

While this method seems logically structured and efficient, it is rarely smooth sailing. Let’s delve deeper into the common problems associated with this traditional method.

design-bid-build limitations

It takes 36% longer to complete your project using design-bid-build. This is primarily due to the separation of the design and construction phases. If the lowest bid is above the engineer’s estimate and beyond the Owner’s acceptable budget, the bids are canceled and the Owner has to pay the engineer to descope the project, redo plans and specs, then rebid the project.

The Owner is responsible for the cost of any changes to the project that result from plan omissions, design errors, or changed conditions.

On average, design related change orders increase the total project cost by more than 15%.

The disconnect between design and construction stages often results in unnecessary pressure on project teams. When problems arise during the build phase, it can lead to a blame game between designers and builders. This not only strains relationships but also creates a financial and schedule risk for the owner.
THE TURNAGAIN MARINE DESIGN & CONSTRUCTION METHOD

ONE PARTNER FROM CONCEPT TO COMPLETION

Turnagain’s single-source design-build process eliminates the friction that can derail all types of marine construction due to over-extended timelines, misaligned design and construction firms, and blown budgets.

Instead, our END² approach allows our team to design your project within your budget and construct it on your timeline. You know the cost of the project before funding a full design effort.

Our fine-tuned END² process gives owners, developers, and communities a simpler way to get facilities approved, funded, and completed.

We bring our END² process into every project:

Dependability

Our team manages every element of the project development, eliminating hand-offs and uncertainty associated with multiple stakeholders.

Ingenuity

Since we are involved in every aspect of the project development, we have the ability to explore solutions other groups cannot.

Accountability

From end-to-end, we are responsible for meeting your objectives.
