The design-bid-build approach is a linear process.

  • It begins with the design phase, when the project Owner hires architects and engineers to create detailed plans and specs for the project.
  • Next, contractors bid on the project based on the Owner’s provided documents.
  • Finally, the lowest bidder builds the project to the minimum standards defined in the initial plans and specs.

It takes 36% longer to complete your project using design-bid-build. This is primarily due to the separation of the design and construction phases. If the lowest bid is above the engineer’s estimate and beyond the Owner’s acceptable budget, the bids are canceled and the Owner has to pay the engineer to descope the project, redo plans and specs, then rebid the project.

The Owner is responsible for the cost of any changes to the project that result from plan omissions, design errors, or changed conditions.

On average, design related change orders increase the total project cost by more than 15%.
